Brief; to produce designs for Luxury replacement dwelling, with spiral wine cellar, concealed plant
room, Gymnasium and Cart Lodge.
A&P Designs were instructed by the Owner of Vesta Homes Ltd, to undertake the redevelopment of
a out dated 1960’s detached dwelling, and replace it with a Luxury Family Home, in an attractive
rural setting, near Chelmsford Racecourse, and close to the village of Felstead. The brief was to
produce designs that would be harmonious to the hamlet, fitting in with its many Listed Buildings,
whilst being modern enough to stand as a Luxury Property.
Succeeding where previous agents had failed, A&P Designs achieved Planning Approval first time
working with the very engaging and proactive Local Planning Authority.
A&P were then instructed to undertake full and detailed Designs, managing the technical process
with Investigation companies, Structural Engineers, Heat Loss Assessors and Approved Inspection
companies. Through to project completion and occupation.
The developer remains one of A&P Designs’ clients and regularly engages with us to assist with
difficult technical issues arising on site.
